- Booking & Payment
- A reservation is confirmed only upon full or partial payment as per the booking terms.
- Payments can be made via secure online gateways, bank transfer, Visa/MasterCard (in AED), or other approved methods.
- All charges include applicable VAT unless otherwise stated.
- Dubai Tourism Fees apply for the first 30 nights of each stay, as per UAE law.
- Any banking or transaction fees are the responsibility of the guest.
- Security Deposit
- A refundable security deposit is required at check-in:
- AED 1,000 for stays less than 30 days
- AED 2,000 for stays more than 30 days
- The deposit covers damages, extra cleaning, missing items, or additional services (e.g., paid TV).
- The security deposit will be returned upon check-out. For bank transfers, the refund may take 7–14 working days to process through the sending and receiving banks.
- Check-In & Check-Out
- Check-in: From 3:00 PM
- Check-out: By 11:00 AM
- Early check-in or late check-out is subject to availability and must be pre-approved.
- Unauthorized late check-outs will incur additional charges.
- Property Use & Conduct
- The property is strictly for residential use. Commercial activity, subletting, or illegal use is prohibited.
- Guests must maintain respectful behavior and avoid disturbing neighbors. Loud music or parties are not allowed.
- Smoking and pets are not permitted unless approved in writing.
- Only registered guests are allowed to stay overnight.
- Visitors must be registered at the reception and provide a valid ID before arrival. Guests are only allowed within the apartment’s occupancy limit, and each visitor, friend, or relative must present a valid ID at the reception.
- Property Condition & Liability
- Guests are responsible for keeping the unit in good condition throughout their stay.
- Any loss or damage to furniture, fixtures, or appliances beyond normal wear will be charged.
- Lost access items will be charged to the guest.
- A-Living is not liable for injuries, theft, or accidents during the guest’s stay.
- Facilities & Utilities
- All properties are fully furnished and include standard appliances, linens, towels, toiletries, high-speed internet, and basic TV.
- On-demand TV services or premium packages will be charged separately.
- Utilities (water/electricity) are included, but excessive use (per DEWA benchmarks) may result in extra charges.
- Cleaning Services
- A one-time cleaning fee covers post-checkout cleaning.
- Guests may request additional cleaning services at a separate charge.
- Guests must remove perishable items from the fridge upon departure.
- If an in-house guest requires apartment cleaning, they must inform us at least one day in advance of the scheduled date and specify the time they will be available in the apartment.
- Cancellations & Amendments
- Cancellations made more than 30 days before check-in may be eligible for a full or partial refund.
- Cancellations within 30 days are non-refundable.
- Guests can request booking amendments via email; changes are subject to availability and rate differences.
- Emergencies & Maintenance
- In case of emergency (fire, health, safety), contact local authorities and follow emergency info posted at the unit entrance.
- Our team may access the property for urgent maintenance or inspections with prior notice (except in emergencies).
- Lost & Found
- If you leave behind personal items, contact us immediately.
- Items found may be returned upon request. Delivery fees apply.
- Children & Safety
- Guests are responsible for supervising children at all times.
- A-Living is not liable for accidents or injuries caused by negligence.
- Privacy Policy
- Guest information is kept confidential and used only for service and operational purposes.
- Credit/debit card details are not stored or shared.
- Website policies and terms may be updated occasionally. Changes take effect upon posting.
- Governing Law
- These terms are governed by the laws of the United Arab Emirates. Any dispute will be subject to the jurisdiction of the courts of Dubai.
